Job Purpose |
Serves as campus HVAC Building Automation System Specialist. Performs work of considerable difficulty in the operation, maintenance, repair, and installation of building automation systems and HVAC controls.
This includes troubleshooting and performing maintenance services on all types of control systems associated with commercial building automation, including information technology, safety, security, energy management, digital, electronic, electro-mechanical,
and pneumatic. Tests, troubleshoots, diagnoses and repairs all types of building automation system equipment and software as detailed above. Provides highly technological expertise as a liaison and point of contact for system controls with manufacturer representatives,
building automation service contractor (currently CMI) or other technical support staff for advanced/complex electronic and state of the art systems. Responsible for monitoring complex system operations, identifying problems or malfunctions
in equipment and initiating corrective action, appropriate maintenance and repair; and provides expert advice/guidance to other staff that may be working with these issues. Responsible for troubleshooting, diagnosis, maintenance, repairs, overhauls and operation
of all electro/mechanical systems and equipment for commercial chiller systems. This would include HVAC and emergency equipment and controls, fan and blowers including troubleshooting of motors, fan coils, VAV’s heat exchangers, boilers,
chillers, cooling towers, air conditioning and pumps, etc. for water and reciprocation, air cooled chillers; helical screws and centrifugal equipmen |
Minimum Requirements |
A high school diploma and four (4) years of professional trade experience in electrical construction, maintenance and repair. Must have extensive knowledge of standard practices, methodology, techniques and requirements of the electrical
and or HVAC trade. Candidates with an equivalent combination of experience and/or education are encouraged to apply. Three (3) years of experience in low voltage or HVAC equipment installation and repair. Experienced in the installation, maintenance, troubleshooting and repair of heating, ventilating and air conditioning equipment is preferred. Must have knowledge of Electrical/Pneumatic/Variable frequency drives.
Must be able to complete records and paperwork associated with repairs/installations. A valid SC driver’s license, or the ability to obtain one within 30 days of employment, as the employee will be required to drive state vehicles to transport equipment and/or personnel. |
Required Knowledge, Skills and Abilities |
Knowledge of heat transfer and fluid flow and the application of mechanical devices used for delivery of ventilation, steam, chilled water, hot water, and dehumidification. Knowledge of air and water balance procedures is required. Must
have the ability to read and interpret blueprints, flow charts, schematic and ladder diagrams, and control sequences, which may also involve various software languages and formats. |
Additional Comments Regarding Position |
Apprentice Program. Must be able to perform duties as described and work both indoors and outdoors in all types of weather. Must be able to work in close quarters, climb ladders/stairs, enter/exit hatches, and work on rooftops. Must be
able to work in areas of excessive heat/cold and lift or move furniture, objects, heavy components, and equipment weighing up to 50 pounds. Overtime and call back work are required after normal working hours and on weekends as needed. May be required to be
on campus prior to and immediately following all emergencies such as hurricanes, floods, snow/ice storms, etc. |

1. Performs building automation system start up and commissioning on digital, electronic, mechanical and pneumatic control installations. Develops, installs, and maintains all types of DDC networks.
Operates building automation systems and air conditioning controls, using various operator workstations, computers, digital interface units, and standard HVAC tools of the trade. Uses computer to work closely and interact with contractors,
manufacturer’s representatives, and other technical support personnel to troubleshoot, diagnose, and repair issues with all components of building mechanical systems. Inspects, monitors, evaluates, and adjusts mechanical systems performance for proper and efficient operation including pumps, fans, valves, dampers, terminal units, heat transfer equipment, fluid flow conditions,
and air and water system balance. Uses computerized building automation system to troubleshoot and diagnose problems with system automation in order to ensure proper system performance and repair of complex commercial equipment. Provides training for HVAC technicians, apprentices and interns on various control systems, sequences, and equipment of installed systems. Recommends improvements to the DDC network
infrastructure and energy management strategies. Coordinates with the IT department to troubleshoot connection and communication issues. Serves as HVAC Shop liaison on all maintenance and repair issues pertaining to variable frequency drives, building automation systems, electronic/pneumatic controls, chillers, and motor
starters. Troubleshoots, repairs or recommends procedures for repair of all HVAC equipment that occurs after start-up of new equipment and advanced electronic systems. Recommends equipment that is best maintained or repaired through
contract. Monitors applicable contracts to ensure work is performed to standard trade practice and in accordance with purchase order. |

2. Assists, guides, and provides on the job training to HVAC Technicians, apprentices and interns with technical problems and questions when resolving technical/mechanical issues on
campus HVAC equipment. Indirectly supervises, mentors, and provides expert advice to other members of the HVAC shop. Proactively stays current and acquires skill and knowledge to maintain and repair state
of the art HVAC equipment that evolves & advances rapidly as new technological advances are available. Performs HVAC work throughout the college campus in various college buildings, residence halls, historic homes, office buildings and large facilities as needed. Responds to assigned work
orders with a sense of urgency and ensures appropriate and timely resolution. Operates mobile electronic device to access, update, and complete work orders to include all appropriate information to reflect action taken, labor hours, parts, materials and other
